Business parks

South Derbyshire boasts three major business parks currently under development - Dove Valley Park, Hilton Business Park and Tetron Point. The sites have outstanding transport links, a large workforce catchment, new site infrastructure and are capable of accommodating all sizes and types of business activity.

Dove Valley Park

Dove Valley Park is a former airfield being developed by Conder Developments. Phase 1 extends to 45 Ha (111 acres) with planning consent for 138,000 sqm (1,500,000 sq ft) of business space.

Individual plots can satisfy requirements from 1,858-46,450 sqm (30,000-500,000 sq ft). Dove Valley Park is a master-planned scheme with on-site infrastructure and all mains services available. 

Individual plots can be designed and constructed to meet occupiers’ needs. The site can accommodate businesses requiring 24/7 working and secure plots, and has immediate access to the A50.

Both freehold and leasehold terms are available. Companies that have recently relocated to the Park include JCB Power Systems, Futaba Industrial UK Ltd, Dairy Crest, Truma (UK) and Kuehne+Nagel. Further information on Dove Valley Park.

Hilton Business Park

Hilton Business Park is a former Ministry of Defence storage depot being developed by St Modwen Development. The site extends to 29 Ha (72 acres) and can accommodate bespoke buildings from 2,000-42,000 sqm (21,530-452,000 sq ft).

The site has outline planning consent for uses within classes B1 (office and light industrial), B2 (general industrial) and B8 (storage and distribution). Design and build packages are available on a freehold or leasehold basis.

Access is via a new road which links directly to the A50. There is also potential for a dedicated rail head, the site lying adjacent to the Derby-Crewe main rail line. Hilton Business Park is a St Modwen managed estate, with on-site staff providing maintenance, landscape and security services. St Modwen have recently begun the speculative development of small units on the site. Further information on Hilton Business Park.

Tetron Point

Tetron Point is a former coal site on the edge of Swadlincote now fully reclaimed and being developed for new employment uses.

The site extends to around 40.47 Ha (100 acres) and has potential for office, industrial and distribution development (B1, B2, B8) within a fully landscaped environment. Freehold and leasehold design and build opportunities are also available.

A new road provides access onto the A444.  An additional 80.9 Ha (200 acres) on a site adjacent to the business park is available for leisure uses, with potential for a hotel and a 27 hole golf course and driving range. 

Companies that have relocated to Tetron Point include Able Engineering, Bison Manufacturing, Brunel Healthcare, Euro Car Parts, HPI Europe, Lecky Metal Ornaments, Polar Speed Thermologistics, SERT MST, TNT, Western Power Distribution. Extensive development of speculative office and industrial/warehouse units is underway, with units of up to 90,000 sq ft immediately available.

Bretby Business Park

Bretby Business Park is a former mining research centre between Burton and Swadlincote which has recently been extensively refurbished to offer a variety of versatile office and industrial/warehouse accommodation set in a 33 acre landscaped environment.

Office accommodation ranges from single suites for smaller companies to stand alone accommodation for major occupiers, with flexible lease terms available. The extensive selection of warehouse and industrial accommodation enables flexible occupation, either in single units or groups.
